Amana secures Jafza warehouse development deal

Arabian Post Staff -Dubai

Group Amana has been awarded a contract by DP World to deliver a multi-tenant warehouse project at the Jebel Ali Free Zone, marking another expansion in Dubai’s logistics infrastructure as demand for flexible industrial space accelerates.

The project, located within Jafza, is designed to support multiple tenants across sectors including trade, e-commerce and light manufacturing. Industry participants say the development reflects a broader push by DP World to strengthen Dubai’s position as a global logistics hub while catering to evolving supply chain requirements.

Amana, known for its design-build capabilities across industrial and commercial facilities, will undertake the construction of the warehouse complex with a focus on speed, efficiency and modular adaptability. The company has built a reputation in the Gulf for delivering large-scale logistics and industrial projects, particularly in free zones and port-linked developments.

DP World’s decision to commission a multi-tenant facility aligns with shifting market demand in the region, where companies increasingly favour flexible leasing models over long-term, single-user warehousing. Analysts note that this trend has been driven by the rapid expansion of e-commerce, fluctuating trade volumes and a growing need for scalable storage solutions.

Jafza, one of the Middle East’s largest free zones, has been central to Dubai’s trade ecosystem for decades, hosting thousands of companies engaged in re-exports, manufacturing and logistics. The addition of new multi-tenant facilities is expected to enhance capacity and improve operational efficiency for businesses operating within the zone.

Executives familiar with the project said the warehouse will incorporate modern design standards, including optimised loading bays, high clear heights and energy-efficient systems. Sustainability considerations have become increasingly prominent in logistics developments across the Gulf, with developers seeking to reduce operational costs while meeting environmental targets.

Amana’s involvement underscores its continued expansion in the industrial construction segment, where it has capitalised on rising demand for warehousing and distribution infrastructure. The company has previously delivered projects across the UAE and Saudi Arabia, working with major logistics operators and industrial clients.

DP World, a global ports and logistics operator, has been investing heavily in infrastructure across its network, including expansions in port capacity, inland logistics hubs and digital supply chain solutions. The Jafza project is part of a wider strategy to integrate physical and digital logistics assets, allowing businesses to streamline operations and reduce turnaround times.

Market observers point out that Dubai’s logistics sector has benefited from its strategic location between Asia, Europe and Africa, as well as its advanced infrastructure and regulatory framework. The emirate’s free zones, particularly Jafza, have played a critical role in attracting multinational companies seeking regional distribution bases.

Growth in regional trade volumes and supply chain diversification have further boosted demand for warehousing. Companies are increasingly seeking facilities that can accommodate shorter lease terms, shared infrastructure and rapid scalability, making multi-tenant developments an attractive option.

The contract also highlights the competitive landscape among construction firms specialising in industrial projects. Developers are prioritising partners with proven track records in delivering complex logistics facilities within tight timelines, a factor that has strengthened Amana’s positioning in the market.

Industry experts say the emphasis on design-build solutions has become more pronounced, as clients look for integrated approaches that combine engineering, procurement and construction under a single provider. This model can reduce project timelines and improve cost predictability, particularly in large-scale developments.

Dubai’s authorities have continued to promote the expansion of logistics and trade infrastructure as part of broader economic diversification plans. Investments in ports, free zones and transport networks are aimed at reinforcing the emirate’s role in global supply chains amid shifting geopolitical and economic dynamics.

Within this context, the Jafza warehouse project is expected to contribute to increased capacity for storage and distribution, supporting both established businesses and new entrants. The flexibility offered by multi-tenant facilities is seen as particularly important for small and medium-sized enterprises, which may not require dedicated large-scale warehouses.

Amana’s leadership has emphasised the importance of delivering high-quality industrial spaces that meet the evolving needs of modern logistics operators. The company’s approach typically integrates advanced construction techniques with a focus on durability and operational efficiency.
