Dubai’s Sky Palace: World’s Highest Residence Listed for $51 Million

A duplex penthouse, known as the “Sky Palace,” occupying the 108th floor of Dubai’s Burj Khalifa, has been listed for $51 million. This 21,000-square-foot residence, situated approximately 460 meters above ground, offers unparalleled 360-degree views of the Arabian Gulf, Palm Jumeirah, and the mountains of Ras Al Khaimah. The property is currently a shell unit, allowing buyers to customize the interior to their preferences. An estimated additional investment of $4.9 million is anticipated for renovations, potentially elevating its value beyond $112 million upon completion.

The Sky Palace includes a private internal elevator and 12 dedicated parking spaces. Residents will have access to Burj Khalifa’s exclusive amenities, such as a private lounge on the 123rd floor, outdoor jacuzzis and pools on the 43rd and 76th floors, a 25-meter swimming pool, two luxury spas, private gated gardens, three gyms, tennis courts, and full access to the Armani Hotel’s facilities.

Originally reserved for a high-profile celebrity, the penthouse remained unused for over a decade before being acquired in 2022 by entrepreneur Karl Haddad and a business partner. Asad Khan, CEO of Invest Dubai Real Estate, the exclusive listing agency, describes the property as the “ultimate trophy property on the planet right now.” He anticipates that, once refurbished, its value could exceed £90 million.

Dubai’s luxury real estate market continues to attract global investors, drawn by the city’s tax-free status and long-term residency incentives. The Burj Khalifa maintains a 99% occupancy rate across its 900 apartments, reflecting the sustained demand for high-end properties in the city.
