ROSHN Opens Sales on New Phase of SEDRA in Riyadh

ROSHN Group, a Public Investment Fund-backed real estate developer, has launched home sales for the fifth phase of the SEDRA community in northern Riyadh, offering updated designs and expanded amenities as part of a push to meet growing demand.

The new release includes more than 44 percent of the phase dedicated to open spaces and public amenities, featuring running routes, cycle paths, and landscaping built around a wadi. Homes are being offered in villa, townhouse and duplex typologies, with most featuring driver’s rooms and large plots. Amenities such as shops, schools, and health facilities are within walking distance. ROSHN Front retail hubs are also nearby.

SEDRA spans approximately 20 million square metres, with capacity to deliver 30,000 homes and some 400 amenities across its planned eight phases. The development is adjacent to King Khalid International Airport and located opposite the site earmarked for Riyadh Expo 2030, enhancing its connectivity credentials.

In its previous launches, ROSHN has offered a variety of floorplans—six distinct layouts and two façade styles among the new homes—with many residences designed to provide views of green open space. Buyers will find the natural wadi and landscaped greenery integral to the overall masterplan.

ROSHN aims to raise Saudi home-ownership, contributing to its target of developing 400,000 residential units across its portfolio of communities. In the case of SEDRA alone, contracts for construction, infrastructure and associated facilities have exceeded SAR 19 billion. Most of these contracts have gone to domestic firms, aligning with broader economic goals.
