The two-storey centre began its phased opening on August 19 and is anchored by the first Waitrose & Partners supermarket in Nad Al Sheba. The initial line-up also includes MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts, with restaurants, healthcare, beauty and fitness operators scheduled to follow over the coming months.
The development has been fully leased ahead of its opening, signalling strong demand for neighbourhood retail space built around growing residential communities. Rather than relying heavily on fashion stores or large entertainment attractions, The Grand has been structured around services that residents are likely to use regularly, including groceries, childcare, dining, healthcare, fitness and personal care.
A major expansion of the food and beverage offering is scheduled from early September. Tashas, Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day and Daima are among the operators preparing to open at the destination. StayWell Pharmacy and Tips & Toes are also due to join during the same phase.
Kokoro will bring its Japanese hand-roll concept to the development, while Bake My Day adds a bakery and dessert offering. The two brands are expected to operate within a shared retail setting while maintaining separate identities, an arrangement that reflects a wider trend towards flexible and collaborative formats in Dubai’s food and beverage market.
Home Bakery, one of the UAE’s better-known home-grown bakery brands, will add another established name to the dining mix. Tashas will expand its network of all-day dining restaurants, while Somewhere brings a contemporary regional dining concept. Blu Pizzeria will strengthen the casual dining component with pizza and Italian-inspired dishes.
Health and wellness will become a larger part of the mall’s offering in early 2027, when FitCode and American Hospital are scheduled to open. FitCode will provide gym and fitness facilities, while American Hospital will operate a healthcare facility on the first floor. Their arrival will extend the centre’s role beyond conventional shopping and dining.
The Grand has been developed by Shamal Holding as part of its broader plans for Nad Al Sheba Gardens. The company owns the master community and has positioned the retail development as an everyday meeting point for both residents and people travelling from surrounding parts of Dubai.
Abdulla Binhabtoor, chief executive of Shamal Holding, has described the project as the next stage of the company’s vision for Nad Al Sheba, with an emphasis on making retail, dining and services part of the community’s daily life rather than creating a conventional destination mall.
The centre is about 10 minutes by road from Downtown Dubai and is accessible from areas including Meydan and Business Bay. It is open to the wider public and is not restricted to residents of Nad Al Sheba Gardens.
Its design places the mall within the landscaping of the surrounding development, with parking areas integrated alongside green spaces. The structure uses a light roof supported by vertical columns to increase natural daylight, while the overall palette has been designed to complement the residential setting.
Amenities listed for visitors include family rooms, prayer rooms, shaded parking and electric vehicle charging facilities. Most of the retail and dining operators are located on the ground floor, while FitCode and American Hospital are planned for the upper level.
The opening comes as developers across Dubai increasingly invest in smaller community malls and neighbourhood retail centres rather than relying solely on large regional shopping destinations. New residential districts are creating demand for supermarkets, restaurants, nurseries, clinics, gyms and personal services within short travelling distances from homes.
