Ras Al Khaimah has greenlit Wynn Boulevard, a new infrastructure artery that will link the forthcoming Wynn Al Marjan Island integrated resort with the E311 and E611 highways—connecting it directly to Dubai and neighboring emirates. Authorities have allocated over AED 1 billion for the project, which was unveiled during the launch of the Marjan Beach development. Graham Hallett, chief development officer at Marjan, confirmed that contracts worth […]

The Ministry of Energy and Infrastructure has set in motion a major infrastructure programme valued at AED 750 million to upgrade Emirates Road over two years, aimed at relieving traffic congestion and accelerating inter-emirate connectivity. Stretching some 25 km from the Al Badee Interchange to Umm Al Quwain, the project will expand the highway from three to five lanes in each direction and reinforce its capacity to […]

Arada has acquired a 75 percent stake in London-based residential developer Regal as part of a Dhs 2.5 billion investment that marks its first UK foray and second international expansion after Australia. The UK business will be rebranded as Arada London, with an ambition to turbocharge Regal’s pipeline from 10,000 units across 11 projects to over 30,000 within three years.

The acquisition was formalised in a ceremony attended by Sheikh Sultan bin Ahmed bin Sultan Al Qasimi, Chairman of Arada. Arada’s Group CEO, Ahmed Alkhoshaibi, said that more than half of the capital will be channelled into accelerating development and securing new land parcels. He described the London market environment as one presenting “right opportunities to acquire the right sites at the right price”.

Regal’s chief executive, Jonathan Seal, and the existing executive team will remain in post after the transaction. Seal remarked that Arada’s alignment with Regal’s strategic values and long-term vision made it a fitting partner to lead the next phase of growth.

The deal gives Arada an immediate platform in London, tapping into Regal’s diversified portfolio, which spans for-sale residential units, purpose-built student accommodation, and mixed-use regeneration schemes. Among ongoing developments is the Fulton & Fifth project in Wembley, comprising 876 homes of which 40 percent are designated as affordable housing, and Orchard Wharf in Tower Hamlets, which recently secured approval for 1,365 student beds and 200 homes.

Analysts see strategic logic in entering London via acquisition rather than greenfield development, citing the complexities and regulatory friction in the UK housing sector. Arada’s move follows a wave of Gulf-based developers expanding into London, including Damac, Aldar, and Modon, often via partnerships or subsidiaries.

However, entering the London residential market is not without risk. Regal’s 2024 accounts showed £252 million in short-term debt, contrasted against £196 million of investment property, reflecting potential balance-sheet stress. The UK housing sector continues to face headwinds from construction inflation, planning delays, and demand volatility.

Arada has defended the timing. Alkhoshaibi stated that entering markets when sentiment is subdued allows for acquiring desirable assets at lower cost, positioning for upside when conditions recover. He noted that Arada’s approach is to maintain momentum in its UAE operations while layering growth abroad.

Beyond the UK, Arada is also contemplating further regional expansion. The company is reportedly in discussions with Saudi Arabia’s Public Investment Fund about a large mixed-use project in the kingdom. In the UAE itself, Arada plans a Dhs 3 billion development project in Ras Al Khaimah next year, reinforcing its domestic footprint.

A landmark development has commenced as RRS International Development formally broke ground on the NH Collection Ras Al Khaimah Al Marjan Island Hotel & Apartments, a US‑$100 million mixed‑use venture in collaboration with Minor Hotels. This marks the debut of the NH Collection brand on Al Marjan Island, following its earlier branded residential entry in Palm Jumeirah, Dubai.

Construction will yield 121 hotel keys alongside 36 branded apartments, blending five‑star hospitality with modern residential design. The project’s architecture, crafted by Arkiplan Consulting Architects & Engineers, features a wave‑inspired structure symbolising a seamless union of desert and sea, while interiors by B8 Architectural Prospective Drawings Services bring tropical motifs and lush greenery into open‑plan living spaces. HMK Engineering Consultants serve as Architect of Record, Innovate Project Development is handling project management, and Atlas Star Piling Foundation oversees enabling works.

Rakesh Mirchandani, Co‑Founder of RRS International Development, described the groundbreaking as “more than the start of construction—it’s the beginning of a new chapter,” emphasising investor confidence in both the NH Collection brand and Ras Al Khaimah’s emergence as a global lifestyle destination.

The scheme has already earned multiple industry accolades, including Best Mixed‑Use Development and Best Mixed‑Use Architecture at the 2025–2026 Arabian Property Awards, Best Hospitality Project at the Architecture Leaders Awards, and a nomination for Best Design Concept at the 2025 Commercial Interior Design Awards.

Sanjay Narayandas Dhawan, another Co‑Founder of RRS International Development, noted the emirate’s evolving tourism landscape, highlighting multi‑billion‑dirham investments in leisure and gaming. He sees the new development as aligning with Ras Al Khaimah’s growing international appeal and setting new benchmarks for branded residences and hospitality‑led living.

This announcement builds on Minor Hotels’ strategy to expand its NH Collection portfolio beyond traditional strongholds. Initially unveiled in February 2025, the project is scheduled to open its doors in early 2028 and will comprise 156 keys, including 120 guest rooms and suites alongside 36 serviced apartments. Planned facilities include four restaurants and bars, a gym, an outdoor swimming pool, a kids’ club, a games room, a retail shop and a co‑working space—designed for layered functionality and service excellence.

Minor Hotels’ CEO, Dillip Rajakarier, remarked that the expansion underscores the brand’s global ambition and commitment to establishing NH Collection in new regions including the Middle East. Dhawan reaffirmed RRS’s pride in launching their first boutique hotel on Al Marjan Island, aiming to “blend style, functionality, and exceptional value” while supporting the vision of His Highness Sheikh Saud bin Saqr Al Qasimi, Ruler of Ras Al Khaimah.

Architect Abdulla Al Abdouli, Chief Executive Officer of Marjan—the master developer behind Al Marjan Island—welcomed the project as integral to transforming the destination into a dynamic branded‑tourism hub. He praised the synergy between NH Collection’s service standards and Marjan’s mission to curate high‑quality lifestyle offerings across the emirate.

Located on Al Marjan Island, the hotel and residences benefit from proximity to white‑sandy beaches, resort facilities and a growing leisure‑oriented environment. The project appeals to those seeking convertible living spaces that combine permanent residence, holiday retreat and investment potential—backed by internationally recognised hospitality.

Alongside the NH Collection development, Al Marjan Island is witnessing sweeping growth, including large‑scale tourism and gaming projects such as the Wynn Al Marjan Island integrated resort, which is under construction and slated for opening in early 2027. That mega‑resort will feature over 1,500 rooms, a casino, retail and convention facilities, and a marina for super‑yachts, reinforcing the island’s growing status as a landmark destination.

The United Arab Emirates is on track to maintain an annual growth rate of approximately 4 % from 2025 through 2028, underpinned by robust expansion in non-oil sectors and rising oil output, according to S&P Global Ratings.

S&P’s Zahabia S Gupta, Director of the Sovereign team, emphasised that even with softened oil prices and global growth headwinds, the federation and individual emirates are projected to record consecutive fiscal surpluses. Boosted liquidity and investment returns are expected to raise the UAE’s net asset position to around 177 % of GDP by 2028.

Oil production quotas agreed by OPEC+ are forecast to remain elevated, enhancing the UAE’s hydrocarbon revenues, though the non-oil sectors—such as finance, real estate, tourism, and services—are seen as the main drivers. The Central Bank raised its 2024 GDP projection to 4 % and forecasts growth of 6 % for 2025. Sectoral diversification, including continued investment in infrastructure, logistics, and digital technologies, will support sustained activity levels across the seven emirates.

Emirates’ fiscal health, backed by solid sovereign reserves and rising yields on sovereign-backed assets, positions the government to generate surpluses even amid modest global economic slowdown. Gupta points out that income from liquid investments will be critical in reinforcing net asset accumulation. This resilient fiscal trajectory contrasts favourably with regional peers.

Sharjah, however, presents a more cautious outlook. S&P recently revised its forecast for the emirate’s economic performance, predicting roughly 3 % annual growth through 2028 alongside a widening deficit that is expected to reach 6.7 % of GDP in 2024. The difference underlines the UAE’s internal variance in expansion and structural robustness.

The UAE’s medium-term macroeconomic forecast aligns with IMF projections indicating real GDP growth of about 4.2 % in 2025 and a gradual uptick to 4.5 % by 2028. Non‑oil GDP growth is expected to consistently outpace the oil sector, significantly contributing to overall diversification efforts. Financing this will involve domestic debt issuance, estimated at around US $19 billion in 2024, nearly 55 % of which will be allocated to development projects.

Market observers note that the central bank’s policy rate adjustments, tied to the US Federal Reserve, may influence domestic lending conditions, but the policy outlook remains cautious given the dirham’s peg to the dollar. Financial sector resilience—evidenced by healthy bank liquidity and expanding lending—will support private sector credit growth.

The UAE’s strategic economic pivot includes deeper integration into global supply chains, expansion of tourism and hospitality capacity, and advanced digital infrastructure rollout. High-profile projects such as the Wynn Al Marjan Island integrated resort, which is set to open in Ras Al Khaimah in 2027, reflect the commitment to economic diversification.

Investors and analysts recognise that sustaining 4 % growth will require balancing oil revenue reliance with resilient non-hydrocarbon sectors. Fiscal discipline and effective public investment will remain crucial, particularly amid geopolitical tensions and potential global demand fluctuations. S&P’s projections anticipate that the UAE will continue recording fiscal surpluses, unlike other economies which may face tightening pressures.

The UAE’s economic trajectory contrasts sharply with that of Saudi Arabia, where growth is expected to accelerate to about 4 % over the same period—yet heavily influenced by oil production—underscoring the UAE’s relative strength in non‑oil diversification. The country’s strategic position as a regional financial and logistics hub reinforces its prospects against external shocks.

Challenges persist, including global inflationary pressures, energy price volatility, and regional geopolitical uncertainty. The government’s capacity to manage these risks, while preserving capital buffers and sustaining reform momentum, will be critical to achieve projected outcomes.

The UAE’s real estate sector recorded transactions exceeding AED239 billion in the first quarter of 2025, driven by investor confidence, regulatory reforms, and a robust pipeline of developments. A total of 94,719 sales, purchase, and mortgage deals were registered across Abu Dhabi, Dubai, Sharjah, Ajman, and Ras Al Khaimah, signalling a strong start to the year for the property market.

Dubai led the surge with 45,474 transactions valued at AED142.7 billion, marking a 22% increase in volume and a 30% rise in value compared to the same period in 2024. The ready property segment achieved its highest quarterly performance in over a decade, with 20,034 transactions worth AED87.5 billion. Off-plan sales also remained robust, accounting for 25,440 transactions valued at AED55.2 billion. This growth reflects sustained demand from both end-users and investors, supported by a shift from renting to owning amid rising rental prices.

Abu Dhabi’s real estate market also demonstrated significant growth, with transaction values increasing by 34.5% to AED25.3 billion across 6,896 deals. Saadiyat Island emerged as the leading area for real estate transactions, recording deals amounting to AED5.6 billion, followed by Yas Island with AED3.6 billion and Mohammed Bin Zayed City with AED2.1 billion. The emirate’s focus on high-value existing homes indicates a maturing and strategic market movement.

Sharjah reported a 31.9% increase in real estate transactions, totaling AED13.2 billion across 24,597 deals. Muwailih Commercial led the sales with 1,787 transactions worth AED1.9 billion. The growth is attributed to legislative changes allowing foreign ownership in specific areas, enhancing the emirate’s position on the global real estate investment map.

Ajman recorded 15,125 real estate transactions in 2024, with a value totaling AED20.5 billion, marking a 21% growth compared to 2023. The numbers indicate the emirate’s upward trajectory in real estate, supported by modern infrastructure and a wide array of investment opportunities.

Talal Al Dhiyebi, Group Chief Executive Officer at Aldar Properties, noted that the UAE’s real estate boom is fuelled by the country’s broader economic and cultural progress, making it one of the world’s most attractive destinations for living, working, and investing. He highlighted that 40% of property buyers are international, reflecting the growing interest in the region.

A comprehensive study conducted by the American University of Ras Al Khaimah has raised alarms over the under-recognised threat posed by enteroviruses in the Arabian Gulf region, particularly among children. The research underscores the urgent need for enhanced public health surveillance and awareness to mitigate potential outbreaks.

Enteroviruses, a group of RNA viruses, primarily infect the gastrointestinal tract but can lead to severe complications, especially in infants and young children. These complications include aseptic meningitis, encephalitis, myocarditis, and acute flaccid paralysis. Despite their global prevalence, data on enterovirus infections in the Gulf Cooperation Council countries remain scarce, leading to potential underdiagnosis and mismanagement.

The AURAK study highlights that the limited reporting and research on enteroviruses in the region have resulted in a lack of comprehensive understanding of their epidemiology, transmission patterns, and clinical manifestations. This gap hampers the development of effective public health strategies to combat these infections.

One of the significant concerns raised by the study is the vulnerability of children to enterovirus infections. Factors such as crowded living conditions, inadequate hygiene practices, and limited access to healthcare contribute to the increased risk among this demographic. The study emphasizes the importance of targeted interventions to protect children, including public education campaigns and improved sanitation measures.

The research also points to the need for enhanced diagnostic capabilities in the region. Currently, the lack of specialized laboratories and trained personnel limits the ability to accurately identify and monitor enterovirus outbreaks. Investing in laboratory infrastructure and training programs is crucial to improve diagnostic accuracy and response times.

The study calls for the establishment of a regional surveillance network to monitor enterovirus activity across the GCC countries. Such a network would facilitate the sharing of data, resources, and best practices, enabling a coordinated response to potential outbreaks. Collaboration among public health authorities, academic institutions, and international organizations is essential to build this capacity.

The AURAK researchers recommend that policymakers prioritize enterovirus research and allocate funding to support studies on virus behavior, transmission dynamics, and vaccine development. Understanding the genetic diversity and evolution of enteroviruses is critical to developing effective prevention and treatment strategies.

Strong northwesterly winds reaching up to 50 km/h have swept across the United Arab Emirates, triggering widespread dust storms and a noticeable drop in temperatures. The National Center of Meteorology has issued alerts for reduced visibility and hazardous sea conditions, advising residents to exercise caution.

The NCM reported that horizontal visibility has fallen below 3,000 metres in several coastal and inland areas due to suspended dust and sand. The Arabian Gulf is experiencing rough to very rough seas, with wave heights reaching up to seven feet, while the Sea of Oman remains rough. These conditions are expected to persist through Wednesday, with the weather remaining dusty to partly cloudy.

Temperature fluctuations have been recorded across the country. In Abu Dhabi, temperatures range between 27°C and 36°C; Dubai sees a similar pattern with lows of 28°C and highs of 35°C. Fujairah stands out with a maximum temperature of 42°C and a minimum of 34°C, while Ras Al Khaimah and Al Ain report highs of 38°C.

The NCM attributes the current weather pattern to an extension of surface low pressure from the east and high pressure from the west, coupled with an upper-air high-pressure system. This combination has intensified northwesterly winds, leading to the current dusty conditions and temperature drops.

Looking ahead, the NCM forecasts that Thursday will continue to be dusty to partly cloudy, with light to moderate northwesterly to southwesterly winds turning active during the day. Wind speeds are expected to range between 10 to 25 km/h, reaching up to 40 km/h. The Arabian Gulf will remain rough to very rough, and the Sea of Oman is expected to be rough.

By Friday, the weather is anticipated to be clear to partly cloudy and humid at night and on Saturday morning, with a possibility of fog or light fog formation in some coastal and internal areas. Winds will be light to moderate southwesterly to northwesterly, becoming active and dust-stirring during the day, with speeds ranging between 10 to 25 km/h, reaching up to 40 km/h. The Arabian Gulf will be moderate to regular, and the Sea of Oman will be regular.

Hotel establishments across the United Arab Emirates reported revenues of approximately AED37.1 billion from January to October 2024, reflecting a 4% increase compared to the same period in 2023. The hotel occupancy rate also experienced growth, reaching nearly 78%, up 2.7% from the corresponding period last year. Abdulla bin Touq Al Marri, Minister of Economy and Chairman of the UAE Tourism Council, highlighted that these figures underscore […]

Ras Al Khaimah has successfully issued a $1 billion sukuk, marking its return to the international debt capital markets after a decade. The 10-year senior unsecured sukuk, priced at a profit rate of 5.038%, attracted substantial global investor interest, with orders exceeding the offering by 4.4 times. This significant demand underscores the emirate’s strong creditworthiness and economic stability.

The sukuk was issued under Ras Al Khaimah’s $2 billion Trust Certificate Issuance Programme through RAK Capital, a special purpose vehicle affiliated with the government. The transaction launched with an initial pricing guidance of 10-year US Treasury plus 120 basis points . Robust investor appetite allowed the government to tighten the final pricing by 40 bps to 10-year US Treasury plus 80 bps.

The issuance garnered interest from a geographically diverse investor base. Approximately 57.8% of subscriptions originated from the MENA region, 35% from the UK and continental Europe, and 7.2% from Asia and other regions. This widespread participation reflects global confidence in Ras Al Khaimah’s fiscal management and economic prospects.

Prior to the issuance, both S&P Global Ratings and Fitch affirmed their ratings for RAK Capital’s sukuk programme at ‘A’ and ‘A+’, respectively, each with a stable outlook. The sukuk structure aligns with recent Shari’a developments set by the UAE Central Bank Higher Shari’a Authority, including a government decree ensuring the enforceability of real estate ijara assets. This adherence to Shari’a-compliant structures highlights the emirate’s commitment to ethical financing practices.

The government expressed satisfaction with the overwhelming response from global investors. The emirate’s diversified economy, encompassing sectors such as tourism, manufacturing, and services, continues to thrive. The capital raised through the sukuk issuance is expected to further bolster these sectors, driving sustainable economic growth and enhancing the quality of life for its residents.

The positive reception of Ras Al Khaimah’s sukuk issuance by the global investor community highlights the emirate’s strong credit profile and the effectiveness of its economic policies.
